Gather the declaration, bylaws, current budget, fee information, rules, insurance information and any available meeting or assessment notices. Ask what the association or management company requires for a resale package and how long delivery may take.
Clarify the monthly and one-time costs
State what regular fees cover and identify any known transfer, move, initiation or assessment charges using current association records. Buyers need to compare the full ownership picture, not only the unit price.
Map the showing process
- Building and elevator access
- Concierge or lockbox procedures
- Parking instructions for buyers and agents
- Move-hour or reservation restrictions
- Pet, rental and renovation rules relevant to the buyer
Compare the closest alternatives
Start inside the same building or directly comparable buildings. Floor position, view, plan, parking, storage, updates and fee structure can matter as much as square footage. A nearby detached-home sale may not explain condo demand.
Prepare the unit and common-area route
The buyer's experience starts before the front door. Confirm permitted signage and access, then make the unit easy to understand with clear room use, lighting and documentation for improvements.
