A mailing city does not always identify the municipality, county, school assignment or service area. Establish the parcel and governing jurisdiction before describing taxes, zoning, utilities or nearby services.
Assemble land and system records

- Fence, barn, pool, generator and outbuilding records

Describe use without promising it
Buyers may ask about horses, additional structures, subdivision, tree removal or future construction. Present existing features accurately, then direct proposed uses to the authority that can confirm current rules.
Plan photography around scale
Show how the residence, outdoor spaces, access and improvements relate to one another. Maps and aerial context can help orientation when accurate and appropriately sourced, while ground-level images should still explain condition and daily use.
Compare more than acreage
Two properties with similar land area may differ in usability, topography, privacy, road access, utilities and improvement quality. Select comparisons based on the buyer experience and physical facts, not acreage alone.
