Use buyer behavior to draw the comparison boundary
Distance alone does not make a comparable sale. Buyers may distinguish between established residential streets, renovated homes, properties needing substantial work, attached ownership and locations with different access patterns. The closest closed sale can still be a poor reference if it attracted a different buyer.
Condition creates more than a repair estimate
Older systems and visible deferred maintenance can affect inspection risk, insurance questions, financing and a buyer’s confidence in the rest of the home. Create a factual condition list before deciding what to repair. Compare the likely cost, schedule and buyer response rather than assuming every update returns its price.
| Property situation | Likely first step |
|---|---|
| Updated detached home | Identify the closest active competition and protect presentation. |
| Dated but maintained home | Compare selective preparation with a clear as-is position. |
| Condo or townhome | Assemble association, assessment, insurance and rental information. |
| Inherited or long-held property | Confirm authority, records, contents and condition before setting dates. |
| Move-up or downsizing sale | Coordinate likely proceeds and possession with the next residence. |
Current competition can matter more than last quarter
Closed sales establish evidence, but active and pending homes frame a buyer’s immediate choices. Before launch, review price bands above and below the likely range, recent reductions, homes returning to market and properties that appear similar online. This helps determine how the home should be presented and where the price may enter buyer searches.

Useful records may include improvement invoices, permits, roof and mechanical history, surveys, warranties, association documents and known repair information. For attached ownership, confirm current dues, assessments, reserves and restrictions. For additions or finished areas, reconcile the home with available public records early.
